Arborcrowd, a new online investment platform is making headlines. Claiming to help you “save money while investing in real estate” they have made aggressive claims that seem too good to be true- but are they?
The “nuurez complaints” is a scam or legit. The website has been around for over 5 years, but the reviews are all from 2019 and 2020. Arborcrowd claims to be an online tree service that can be found on Google search.
It seeks for transactions from real estate developers and dealmakers having a history of working with the Arbor family of firms.
As a consequence, their prices are designed to look higher than those of the top low-cost platforms (Crowdstreet and RealCrowd).
However, the investor’s net value is almost same. They impose an asset management fee of 0.25 percent to 0.5%, an acquisition cost of 1 to 1.25 percent, a disposal fee of 1 percent, and a refinancing fee of 1 percent (1 percent ). Other platforms do not charge this, but the investor does.
As a result, they’re rather similar.
ArborCrowd pre-funds deals it discovers with its own money before putting them on the marketplace. They’ll end up controlling part or all of the transaction if they can’t find enough investors.
This provides them with an additional incentive to effectively underwrite, which protects investors. But it’s far from a cure-all.
If a platform quickly fills all of its offerings, the incentive is lost. Pre-funding is preferred by many sponsors because it provides them with greater confidence.
Arborcrowd is the only equity platform that accomplishes this right now.
